Summary This team project is a real case scenario used to apply your knowledge in forecasting and decision-making processes that will impact a companys investment. Your team is asked to build the investment case, decide on the approach to collect data, perform data collection, determine different internal and external factors that can influence a forecasting model, choose the best model and articulate the different factors that lead to the best possible strategy decision. You are presenting your proposal to a panel that will disclose if your project will be selected for further evaluation for a potential capital investment, based on the panels pre-defined evaluation criteria. Background information Your company Name to be selected is planning a project on a commercial real-estate in the greater Houston area. The main purpose of the project is to turn the land into a recreational facility. The company has funds for initial purchase of the estate and seeking investors to participate in the project. You and your team are to further develop this idea, define assumptions and facts, collect data, and perform quantitative and qualitative analyses that support your plan (projected revenue, demand, etc.). Your task is to apply as many decision making techniques as possible. Property Location Jack Road North is a 266 acre tall grass prairie and wetland property that has been operated and maintained by the Katy Prairie Conservancy. This ranch has great wetlands to attract waterfowl, dove and wetland birds as well as lots of native prairie with huge oaks and plenty of woods for a variety of wildlife. The property is bordered to the west by the historic Warren Ranch which has produced outstanding hunting. In addition to the excellent waterfowl hunting, there are good quail, deer and hogs all within 40 miles of downtown Houston. The property is located on paved Jack Road in northwest Harris County and is only 6 miles west of Hwy. 99, seven miles south of Hockley, and nine miles north of Katy. Project deliverables: 1. In this report, you will demonstrate your understanding of the concepts of decision making traps and cover key findings and recommendations. Your deliverable should deliver the following: Introduction: outline the problem and its background as decided on by the client and the report analysts. Problem Statement: provide details and information about definitions and assumptions made in the analysis. Analysis: how the problem is solved along with the sensitivity analysis. Be concise. You have to use Excel in order to get the results.
